Our innovative approach to the rental market can secure your property value whilst providing a rental guarantee. Your property would be let to Green Property Solutions who will pay the rent direct to you for the full period of the AST, regardless of whether the property is occupied. We will conduct a thorough examination of the property and prepare photographic evidence of its condition upon entering into the AST. Green will undertake to return the property at the end of the AST in the same condition, allowing for general items of ware and tare.

Q. Is there any fee payable to enter into the AST with Green?
No. We have prepared a standard AST Agreement that will include an option to sublet, for which there is no charge.
Q. How much rent would I receive?
The typical offer would be based upon open market rents. Rent would be dependable on whether the property was furnished/unfurnished, however most landlords provide properties on an unfurnished basis.
Q. Is this rent guaranteed?
Yes. From the date of signing the AST your rent will be paid on the agreed date at the agreed amount, regardless of whether the property is occupied.
Q. How long will the AST last?
The AST will usually last for 6 months, although in some instances Green may consider a 12 month AST.
Q. Will I receive a bond?
No. Green will not pay a bond, however we will undertake a thorough examination of the property and prepare photographic evidence of its condition upon entering into the AST. Green will undertake to return your property at the end of the AST in the same condition, allowing for general items of ware and tare.
Q. Do I need to tell the mortgage lender that the property is let to Green Property Solutions?
All properties that have been funded by buy-to-let mortgages are done so on the basis that the lender presumes you will let the property on an AST therefore you do not need to inform the lender each time you chance tenants. If however, the mortgage was initially set up on a residential basis then you should inform the lender that the property is being let on an AST.
Q. Do I need to insure my property?
Yes. The property remains in your ownership therefore it is your responsibility to ensure it is appropriately covered for buildings insurance.
Q. Do I need to provide gas and electrical certificates?
Yes. Prior to entering into an AST Green will require proof of up to date gas and electrical certificates. If these are not available, Green can assist in obtaining these subject to an additional charge.
Q. Does my property need fire alarms?
All responsible Landlords should now be considering the installation of hard wired fire alarms/detectors. Whilst this is not a requirement today, Green envisages this to become mandatory and recommend immediate installation.
Q. Who will my property be Let to?
You will be letting your property to Green Property Solutions, part of the Jump group of companies.
Q. Who will Green sublet my property to?

Q. Who will be responsible for the maintenance and repairs in the property?
In exactly the normal way, any damage/breakages will be the responsibility of the Tenant, i.e. Green Property Solutions, however general items of maintenance will be the responsibility of the Landlord. Green provide a maintenance service for which there is a charge, details of which are available upon request.
Q. Who will be responsible for the Gas / electric bills?
The gas / electric payments are the responsibility of the end user. Meter readings and tenant contact information will be taken at the beginning of the AST and provided to the Landlord to record with the provider.
